Be Careful before you buy a site...A simple fact most of us forget to Check

Dear land investors before investing you should know this...

Pay only for what you get…

Whenever we talk about buying sites...we mention 30x40, 30x50, 40x60, and 50x80 sqft...and we all think site papers also comes in sqft...But most of us do not know that in papers/approvals site dimensions would be meters.

For a 9.144 x 12.192 Meter site we call a 30x40 ft site which is exactly 1200 sqft.
For a 9.144 x 15.24 Meter site we call a 30x50 ft site which is exactly 1500 sqft.
For a 12.192 x 18.288 Meter site we call a 40x60 ft site which is exactly 2400 sqft.
For a 15.24 x 24.384 Meter site we call a 50x80 ft site which is exactly 4000 sqft.

But most of the time layout approval comes with 9x12 Meter,9x15 Meter,12x18 Meter and 15x24 Meter dimension sites and for these dimension sites also most of the developers/agents/brokers tell that it it’s a 30x40.30x50,40x60 and 50x80 sites…

But actually
1) A 9x12 meter(108 sqmtr) site and when converted to sqft it is 1163 sqft, not 1200 sqft as generally assumed and 
2) A 9x15 meter (135 sqmtr) site when converted to sqft it is 1453 sqft, not 1500 sqft as generally assumed.
3) A 12x18 meter (216 sqmtr) site when converted to sqft it is 2325 sqft, not 2400 sqft as generally assumed.
4) A 15x24 meter (360 sqmtr) site, when converted to sqft it is 3875 sqft, not 4000 sqft as generally assumed.

But most of the developers/agents/brokers will not disclose this to us...and most of us will not question...Ultimately we end up paying for that extra sqft which is not there…

So whenever you buy a site… Ask your developer/broker/agent what is the actual dimension they are offering you...or ask for Correct Dimension Report (CDR) copy given by MUDA for each site and pay the amount for the dimension mentioned in the report.
